We’re in the News….Oh Yes!

An article by our director Ian Lee features in the Portsmouth News’ Property Guide today. In the article, Ian underlines the value of getting a survey for your home, property or land as well as the importance of using a local professionally – ideally from the Portsmouth Property Association (PPA).
Ian, who is a double former Chairman of the PPA and Fellow of the Royal Institution of Chartered Surveyors (FRICS), is a regular contributor the Guide.

“You know the popular advert for Churchill Insurance with the nodding bulldog and his trademark ‘Oh Yes’ catchphrase?
Well, perhaps he would say ‘Oh No’ after hearing of the company’s latest research which showed that a staggering SEVEN MILLION homeowners failed to have a survey completed before buying their current property.
According to the insurance giant, this includes 3.5million who did not have any type of independent checks completed and 3.6 million who assumed a mortgage valuation was sufficient.
A mortgage valuation is simply the lender taking a cursory look at a property to assess how much it is worth to ensure they can lend safely.
It may be completed without a visit to the property through a desktop valuation or as a ‘drive-by’ style check.
Of course, for many cashstrapped owners this is enough; instead of spending on a survey, some new furniture or a TV is much more tempting.
But this will be a false economy if it turns out that work on their property is required down the line.
On many occasions our expert professional surveyors have identified issues for prospective buyers prior to purchase – saving them thousands of pounds or even allowing them to withdraw from a purchase entirely.
It is important to use a qualified surveyor to advise of the most appropriate survey to give a true picture of the state of the property.
Like many of fellow members of the Portsmouth Property Association (PPA), we are a registered company with the Royal Institution of Chartered Surveyors (RICS).
Using a PPA member gives an assurance of quality and professionalism as well as the benefit of local knowledge and expertise.
It’s great that Churchill is highlighting the issue. A property purchase is probably the largest investment most people will make in their lifetime. Make sure you’re not one of the seven million taking a massive gamble.
So, to paraphrase a catchphrase from another cuddly TV character, make sure you get a survey…‘simples’!
