Key services:

This is not a survey but a basic inspection designed to ensure that the property value reflects current market conditions. It is suitable for purchase, with or without a mortgage, transfer of equity, division of assets, probate and matrimonial purposes. A mortgage lender will usually insist on a valuation as part of their due diligence to ensure the property provides suitable security for the loan. A prudent purchaser will opt for a more detailed independent survey to identify any defects and assess the condition of the property.

Homebuyer reports
A Level 2 RICS Homebuyer Report is the most popular type of survey and the standard choice for most properties built of traditional construction methods, using common building materials.

The survey can take around two to four hours to complete. A Homebuyer Report lists any problems that might affect the property’s value, and the surveyor’s advice on repairs and ongoing maintenance. It should also highlight any problems such as damp and subsidence, and point out anything that doesn’t meet the current building regulations. The inspection is non-intrusive. A Homebuyer Report can also include information such as how much the surveyor thinks that property is worth on the market, and how much it would cost to completely rebuild the property if it was destroyed and couldn’t be repaired.

Building surveys
A Level 3 RICS Building Survey is also known as a full structural survey and is the most thorough survey you can get. It provides a comprehensive analysis of both the property’s structure and condition. This survey is more suited to older, period properties or if a building has been significantly altered. It can also be worthwhile if you are planning to do significant work or have major concerns about a property. The surveyor will be ‘hands on’ and will complete a more thorough inspection of the property and its services. The report will list any defects and advise on repairs and maintenance. You can also ask the surveyor to include projected costs and timings for any repair work recommended in the report.

Single defect reports
The surveyor will report on a specific defect that is of concern and provide a report to include and professional opinions and recommendations.
